If you have completed the online quotation and would like to accept the fixed fee quotation you have been sent then you can call us to arrange a site survey and design consultation at your property.
Our comprehensive service will take you from the initial onsite design consultation through to planning and building regulation decision stages, this is normally a 10 week process, we outline below the entire process from start to finish.
Our Services To You
A: Dimensioned Site & Plot Survey
Our survey is only intended as an architectural design survey. This is a dimensional survey to ascertain the room sizes, wall thicknesses, boundary positions and external appearance of the building. Our survey is not a conditions survey where we report on any defects to your property or geological issues that may affect your proposal. If this type of survey is required then we would recommend that you contact a Chartered Surveyor or Structural Engineer or Geological investigation surveyor.
B: Design Consultation & Brief
We will discuss your house extension of conversion with you, in detail, at your property. We will give you ideas and options to make best use of the space whilst complying with your Local Council guidelines. We will use this brief as a basis in production of the building plans and associated building specifications.
C: Computer Aided Design [ Cad ] Building Plans Package
The following building plans & information, as applicable, will form part of the Local Council Planning and Building Regulation applications.
- Existing and Proposed Floor Plans
- Existing and Proposed Elevations
- Building Specification document & Cross section details
- Room Areas
- Block Plan
- Photographic survey
- Design & Access Statement
- [Scheme drawings will be scaled 1:50 or 1:100 or 1:200 as applicable]
D: Building Plans Issue
We then send your building plans to you, by email, normally within 7 days, we ask you to make any revisions to the building plans and once you are in approval with the building plans we compile the Local Council planning and building regulation applications.
At this stage, we also request our architectural design fee and the Local Council application fees as detailed in the Quotation.
E: Householder Planning Application Or E: Lawful Development Certificate For Proposed Use Application [ Ldc ]
We then compile and submit your planning application to your Local Planning Authority [ LPA ] via the Planning Portal.
Once your planning application is received by your LPA we would ensure that your planning application is then registered and validated swiftly to avoid any unnecessary delays for you.
We are registered as planning professionals with the Planning Portal.
*An LDC will confirm your exemption from Planning Permission and that your house extension or loft conversion is exempt from planning permission and complies with the restrictions of the latest version of the Permitted Development regulations.
F: Building Regulation Application
We also compile and submit your building regulation application to Building Control.
Once your building regulation application is received PA we would ensure that your planning application is then registered and validated swiftly to avoid any unnecessary delays for you.
All of our planning and Building regulation applications are now submitted electronically to avoid any delays with your application.
G: Full Agency Service
We act on your behalf, as your agents, during the Local Council application processes. Once we receive the Local Council decisions we then send these to you, by email and you can then commence building work.
